OVER 35 YEARS EXPERIENCE

The experience of the principals of Genova Capital in the real estate and finance
industry is comprehensive and far-reaching. Collectively, Genova Capital’s leadership
team has more than 35 years of experience and a proven track record in mortgage
lending, loan workouts and sales, real estate development, property management, and
private equity placement for real estate investments nationwide.

Joshua Hunter, Chief Executive Officer
Joshua co-founded Genova Capital with Brad Cook to raise private equity for real estate
development and other related investment opportunities.

In addition to his role as CEO of Genova Capital, Joshua was a principal of Danberg
Development, Inc for more than ten years. As a principal of Danberg Development, he
oversaw the development, construction, and property management of more than 850
multifamily units and more than 600,000 square feet of self-storage, as well as many
other commercial uses including gas station convenience stores, retail, and hospitality.

On top of this development and property management experience, Joshua’s land
acquisition, entitlement, and private equity placement experience is impressive.
He successfully negotiated the acquisition and raising of private equity for several
developments throughout Southern California, Nevada, and Utah. With more than 15
years of experience, Joshua has been personally involved in more than $475 million in
construction, development and equity placement.

Joshua is a graduate of Brigham Young University and has a bachelor’s degree in construction management.

Brad Cook, Chief Operations Officer
Prior to co-founding Genova Capital, Brad acted as the chief executive officer of Salt
Creek Financial, Inc. Brad oversaw the development and training of the company’s
advertising, loan origination, processing, post-closing and accounting departments.
Additionally, Brad built long-lasting relationships between Salt Creek Financial and more
than 30 banks, and worked with clients in more than 25 states nationwide.

In October 2007, Brad aligned Salt Creek Financial with G8 Capital to rework both
performing and non-performing loans for quick payoffs. Salt Creek Financial was integral
in creating effective exit strategies for acquired portfolios and oversaw the financing of
individual real estate investors who purchased properties from G8 Capital.

Brad is a graduate of Weber State University and holds a California real estate broker
license.

Luke Blais, Vice President
Luke determines and initiates the underwriting of each asset or portfolio purchase.
In addition to his role with Genova, he is also engaged in all phases of real estate
development as president/owner/founder President of Cascada Properties, LLC, and
recently served as head of development for Binnquist Development, Inc.

Luke’s six years of real estate experience has been in commercial real estate
development, focusing on professional and medical office, industrial/flex, and
multi-family space. Luke has worked on multiple phases of development totaling
approximately $100 million in assets.

Luke has a bachelor’s degree in finance from UC Riverside, a master’s degree in real
estate development from the University of Southern California, and a California real
estate broker license.
